MAX 361 on Dwarka Expressway: How to Choose Between Projects That Look Identical on Paper

Now, here's a problem, to deal with the Dwarka Expressway: The price of a MAX 361 is priced at ₹24,500 per square foot. A few plots down, M3M Capital is at ₹24,000. They both have 3 and 4 BHK apartments, 270 sq yd villas and penthouses. Spec-wise, they're very close siblings.

How then should you decide? Not by means of the brochure. Through all of which brochures tend to gloss over.

Start with what ₹500/SqFT actually buys

A difference of ₹500/SqFT appears negligible till you calculate it in a 3000 sq ft unit, which comes out to be ₹15 lakh. That's real cash and it ought to be tied to something: a better location in the corridor, a better amenity package, a more established developer with a track record, or tighter unit efficiency – not a lot of wasted common in exchange for as much square footage of space you're paying for.

It's noteworthy if a sales team can't tell you what that ₹500 is buying.

The developer question

Like other builders on the Delhi NCR corridor, the important aspect of the brand name is the delivery record of the project. Does this developer have previous for this micro-market? So what do the current owners in their previous NCR projects say – not what people will say on a website, but what people you can contact through an owner association or resident forum will say!

This is significant on Dwarka Expressway as compared to the older parts of Gurgaon as a considerable portion of supply is yet to be constructed on the same. The purchase is being made on a “hope” date.

What to actually compare, unit by unit

Where two projects are this close for price, the differences tend to lie in the details:

  • ● Two listings with carpet area of 3 BHK 1800 square feet can have a vastly different living area ratios.
  • ● Position of the floor and tower on the top of the main expressway (noise and view both change quickly here)
  • ● Amenity maintenance model – a good looking clubhouse on paper is not good enough if it is not maintained or the management is not organized.
  • ● Exit liquidity – the ease with which similar projects in the project have been recently sold, which indicates the real demand more than the pricing done in the launch phase

All of this does not appear in a side by side spec comparison. It is present when you actually stroll the location or get someone who's walked it recently to tell you right away.

Our take

As for the price, you shouldn't need to call it the budget option on this block at ₹24,500/SqFT. The answer is no, it is not that the company is more expensive by a few hundred rupees per square foot than M3M Capital. Whether that gap suggests something genuine for your unit and your objectives, whether the rental income is adequate, whether the long-range estimation of value is promising, whether it's just where you want to live for the next three years rather than where you want to live for the next 30 years.

We monitor both of these projects and the other projects currently under way for the Dwarka Expressway and can do a true comparison, not a sales pitch of either.
