Palam Vihar is set for a metro station as the ₹1,400 crore Phase 2 tender gets World Bank approval

For years, the only way to reach the metro from Palam Vihar has been a drive to Dwarka or Cyber City. That is now set to change.

The World Bank has approved the ₹1,400 crore civil construction tender for Phase 2 of the Gurugram Metro. Gurugram Metro Rail Limited (GMRL) said in June that it would float the tender within a week. The contract covers the rail corridor from Sector 9 to CyberHub and 14 elevated stations. The World Bank is also providing a loan of about ₹2,800 crore for the project.

Palam Vihar and Palam Vihar Extension are on the list. In January, GMRL identified nine station sites for Phase 2: Sector 7, Sector 4, Sector 5, Ashok Vihar, Sector 3, Bajghera, Palam Vihar Extension, Palam Vihar and Sector 23A. The line then continues through Sector 22 and Udyog Vihar to Cyber City.

GMRL has asked HSVP to confirm who owns the land it needs. It plans to settle with owners through negotiation first, offering compensation at 25% above the assessed value. If that fails, it will acquire land under the 2013 Land Acquisition Act. A 45 acre metro depot is also planned in Sector 33, at an estimated cost of about ₹409 crore.

No completion date has been announced for Phase 2. Phase 1, from Millennium City Centre to Sector 9, is targeted for 2028, so Phase 2 will come after that.

What it means for Palam Vihar

We’ve had our office in Palam Vihar since 1997, and the missing metro link has been the most common complaint we hear from buyers comparing it with newer sectors. A station within walking distance will make the area easier to rent out and to sell. That matters most for resale flats and floors near the proposed station sites.

That said, don’t pay a price today that assumes the metro is already running. The land deals, construction and trial runs will take years. The sensible approach is to buy at today’s fair price and treat the metro as a future bonus. If you’re thinking of buying in Palam Vihar, we can show you which societies and blocks are closest to the proposed stations.
